Pricing and Terms:

 

Lots will be rented on a first come, first served basis. An application form must be completed, for approval by the office, before a renewable rental agreement can be completed.



Pricing incentive 2020

For people who already have thier tiny home on wheels built and would like to move to our location immediately, we will prorate the one year lease of $3,500.00, which started May 1st by the number of months not used when you signed up to lease your land.




Year 1 Building Incentive:  Pricing Only applicable in 2021



For those that are building bunkies, tiny homes, or cabins from the ground up, we are will to provide you the summer months free of charge, so that you can complete your home and get your off-grid systems in place.  In order to recieve this your land lease payment, listed below, must be received prior to the date listed below:  

Standard Lot - Approx. 30' x 60'  = $1,800.00 - paid on or before May 15th, 2021.  This works out to $150.00/month when broken down.

Economic Lot - Approx. 30' x 25'  = $900.00 - paid on or before May 15th, 2021.  This works out to $75.00/month when broken down.

Homesteader - Approx.1 acre =  $1,800.00 x number of lots - paid on or before May 15th, 2021.  This works out to $150.00/x number of lots/month when broken down.

Sportsmen - Approx. 30' x 40' =  $1,800.00 - paid on or before May 15th, 2001.  This fee also includes off-site parking for boat trailers, toy haulers, etc. at a separate location on the grounds. (Hunting/Fishing)




Regular Yearly Pricing will resume for all leasees in 2022.

Economic Lot - Approx. 30' x 25' = $1,800.00/year - paid on or before May 15th each year.  This works out to $150.00/month when broken down.

Terms & Conditions:



This is a year round Off-Grid Tiny Village - not a commune or religious cult; therefore, we follow the "Ontario" Camping rules and regulations.

All renters are grouped in like-minded locations, so they can share information and have a lot in common.

The "Ontario" camping rules are design to keep everyone safe and to ensure that everyone is treated equally. A full list of these rules and regulations are found in the information package you are required to download with the application form..  

Anyone who does not behave within these rules will be asked to leave with no refund. We work on a "three written notice policy, depending on the severity of the complaint.  This means that not only you leave, but so do all your belongings and home, at your expense.

At no point may you rent, lease, assign, or sublet your home and/or lot to another individual or group without providing written notice, and signing a liability waiver at Hidden Hollow's office.  As owners, we are accountable for every person living on the grounds, even if they are only termporary, and need to keep proper records in cases of emergencies - ambulance, police, fire, etc.

Large items and leftover building materials must be taken to the dump by the renter, and not tossed into the regular garbage that is picked up weekly.

ATV'S and Golf Carts may be used to get about the camp, as long as speed limits are followed.  Snowmobiles are allow, but must only be used within the camp to exit to a snowmobile trail.  They are not to be used to get around the park on a regular basis.

No fuel tanks of any kind - propane, deisel, alcohol, or any other type of fuel tank, will be located within your home for the purpose of heating.  Tanks must remain outdoors with a line running to the furnace or other heating source within your home.

The renter is responsible to ensure their home has a working carbon monoxide detector mounted no more than three feet away and two feet above the floor from where thier furnace or heating source sits.  You are responsible to test this yearly and replace the batteries every fall or when the detector signals low batteries; whichever comes first.

The renter is responsible to insure their building, contents, and automobile.  No unlicensed vehicles are allowed on Hidden Hollow's property without written permission from the office, at any time.  

All children must be supervised by a parent/guardian when playing at the playground or swimming in the lake.  Parents will be held accountable for thier children's actions.

All dogs must be leashed, tethered, or penned; except within the Doggy Park or Doggy Swimming area.  The renter is responsible to clean up feces their pets leave behind.

In the event of your death, your executor will have 90 days to remove your personal belongings, structures, and automobiles.  Canada has no laws to prevail with squatter's rights.  After 90 days, anything remaining may be sold, auctioned, or become the property of Hidden Hollow.
